1. What will a normal day look like?
List the places you regularly need: work, school, healthcare and shopping. Try the route at your actual travel time, including the return journey. Map distance alone does not explain congestion or ease of access.
2. Which services are operating now?
Separate existing services from future plans. Check nearby shops, schools, clinics and parks, and visit where practical. If you rely on walking or public transport, verify actual routes and stops.
3. Does the home and its setting suit you?
Compare apartments, villas and townhouses against your needs for space, privacy, parking and maintenance. Visit the street at different times to observe traffic, noise and nearby construction. Check building access and visitor parking.
4. What are the ongoing costs?
Look beyond the unit price. Gather available figures for service charges, maintenance, parking and commuting, then identify items requiring a written quotation. A larger home or lower purchase price can come with a different pattern of expenses.
5. What needs confirmation?
- The exact building or plot location, not only the community name.
- Road and amenity readiness for your unit's delivery phase.
- The current view and planned works or phases nearby.
- Any unit-use restrictions or requirements, checked against its documents.
Choose two or three areas and compare travel, services, property type and costs. Establish your essential needs before comparing finishes and offers.
Start with the area guide, filter properties by emirate and type, or send your requirements for help narrowing the options.
