1. The price behind the percentages
Request the exact unit number and price, and establish whether that price is before or after a discount. Ask whether fees are included or separate and when the offer expires. Do not apply one offer's percentages to another offer's price.
2. Initial and construction payments
Record the booking payment, later instalments and every due date. Check whether each payment is tied to a calendar date, days since purchase or a construction milestone. For a monthly plan, request the instalment count, amount and any additional payments between them.
3. Handover and the later balance
Ask how much falls due at handover and how its due date is determined. Post-handover instalments do not mean the entire plan starts at handover. Record the plan's start, finish and total term, then identify the portion occurring after delivery.
4. A simple total check
For a hypothetical AED 1,000,000 unit, a plan with 10% down, 30% during construction, 20% on handover and 40% afterward gives payments of AED 100,000, AED 300,000, AED 200,000 and AED 400,000. These total 100% of the price, before separate fees.
This is an arithmetic example. It does not establish a monthly instalment without the number and timing of payments. Do not assume a mortgage will cover the handover balance without separately checking finance availability and terms.
5. Terms to obtain in writing
- Additional fees, their due dates and who receives them.
- Discount conditions, plan changes and early repayment terms.
- What the offer and contract say about missed payments or a changed completion date.
- How the booking payment is handled and its conditions before transferring money.
